Lettings & Property Management Services

Introduction only service

  • A full market appraisal, to get advice on the best way to present your property to its greatest advantage.
  • Photography and presentation of your property’s details.
  • Advertising on both Rightmove and Zoopla.
  • Full details of the proposed tenancy, provided to you before proceeding.
  • Preparation of all the necessary legal documents.
  • Carrying out all relevant referencing and credit checks.
  • Collection of the initial rent and full deposit for the property.
  • Setting up the standing orders for monthly rent payments.
  • Tenants checked in at the start of tenancy, with full inventory and check of the condition of the property.
  • Securing the tenants’ deposit with the government’s Deposit Protection Service.
  • Handover to you, or your appointed representative, for the future collection of rent and management of the property.

Managed service

  • Extensive marketing to find suitable tenants for your property.
  • Carrying out all relevant referencing and credit checks.
  • Drawing-up the Assured Shorthold Tenancy Agreement.
  • Preparation of a full inventory and schedule of condition for your property.
  • Securing the tenants’ deposit with the government’s Deposit Protection Service.
  • Provision of a 24hr emergency contact number for your tenants.
  • Promptly arranging estimates and organising repairs through experienced and reputable local contractors.
  • Ensure the efficient collection of monthly rents and quick transfers by BACS into your account.
  • Electronic statements of your rental account every month.
  • Quarterly inspections of your property and providing photographs when requested.
  • Arranging all the necessary gas and electrical testing, as well as energy performance certificates.
  • Carrying out the check in and check out of tenants and providing you with full details.
  • Frequent, clear communication with you throughout the life of the tenancy.

Lettings Fees & Charges

Let Only Service

If you would like us to find a tenant for you then we charge a fixed fee to cover all marketing, accompanied viewings, referencing and legal paperwork. For newly registered properties the fee is:

FIXED FEE £300*

At the conclusion of the initial term, our fee for extending an existing tenancy to the resident tenant for a fixed term e.g. 6 months

TENANCY RENEWAL FEE £50

We reward our existing clients by offering a reduction in fees if you come back to us, therefore to re-let an existing property on termination of the initial tenancy or extended tenancy is:

FIXED FEE£250

If you require us to produce an Inventory and schedule of condition, then we can do this for:

FIXED FEE£75


*We can also secure the deposit for you with the ‘Deposit Protection Service’ at no extra charge.


Managed Service

If you decide you prefer the security of knowing your property is in safe hands, with regular inspections and 24 hour emergency contact for your tenants, then our fees are:

The ongoing monthly fee for management is:
